Terms and conditions

1. Acceptance of terms

By confirming a booking, the lead guest accepts these terms and conditions on behalf of everyone staying in the accommodation. The agreement becomes binding when the reservation is confirmed.

2. Rates and prices

  • Prices: all rates are in euros (€) and cover the stated rental period.
  • Included: utilities (electricity, gas, water), Wi-Fi, the initial supply of bed linen and towels (one set per person) and access to the common areas of the property.
  • Final cleaning: a final cleaning fee is shown in the booking engine and added to the price before you confirm.
  • Not included: the Venice city tax (paid during your stay) and any charges for damage, loss or extra cleaning needed after departure.
  • Price guarantee: we may change our prices without notice, but the price confirmed at the time of booking is guaranteed and will not change.

3. Reservations

  • How to book: use the booking engine on www.fraivolti.it.
  • Guest details: you must provide accurate details, including a reliable phone number, an email address, the dates of your stay and the exact number of guests.
  • Payment: you choose when you book. By credit or debit card, through Stripe: your card is saved when you book, with no deposit, and the full stay is charged at 3 pm on the day before arrival (straight away for arrivals today or tomorrow). On arrival: no card is needed to book, and the full stay is paid when you arrive, by card, in cash or with a payment link.

4. Cancellations

Cancellation is free up to 24 hours before arrival, that is until 3 pm on the day before. After that, or in case of a no-show or early departure, the full amount of the stay is due. Requests must be sent in writing to info@fraivolti.it and are valid once we confirm them. The details are in the cancellation policy.

5. Unavailability of the accommodation

In the unlikely event that the accommodation becomes unavailable for unforeseen reasons, we will offer either a comparable alternative in a similar location or a full refund of all payments made. Our liability is strictly limited to the total amount received.

6. Arrival, registration and check-in

  • Arrival time: we kindly ask you to let us know when you expect to arrive, so that we can have everything ready for you.
  • Check-in: from 3 pm, at any time, with a keypad code.
  • Guest registration: Italian law (art. 109 TULPS) requires every guest to be registered with the police. You will be asked for the details of every guest for the registration, and every guest must have a valid passport or identity card. Access may be refused to guests who do not provide valid identification.
  • City tax: the Venice city tax is paid during your stay.

7. Check-out and condition of the accommodation

  • Check-out: by 10 am, unless otherwise agreed in writing.
  • Condition: the guest must leave the accommodation clean and undamaged, as found on arrival.

8. Damage and liability

  • Liability: the guest is responsible for any damage to the property, furniture, fittings and contents.
  • Reimbursement: any breakage or damage must be reported to us immediately. The guest agrees to reimburse the cost of repair or replacement in full before departure.
  • Stains: sun cream, fake tan, make-up and hair dye can permanently damage linen and towels. If stains cannot be removed, the replacement cost is charged.

9. Rules of conduct

  • Maximum occupancy: the number of people staying may not exceed the maximum stated in the booking confirmation. If it does, we may ask the extra people to leave immediately.
  • Smoking: smoking is strictly forbidden inside the apartment and the room. Breaches incur a penalty and the cost of deep cleaning.
  • Noise: guests must behave as good neighbours. Noise must be kept to a minimum between 10 pm and 8 am. Parents are responsible for making sure children do not disturb the neighbours.
  • Waste: please follow the instructions provided in the accommodation.
  • Pets: pets are welcome in the Fraivolti Apartment on request, once we have confirmed in writing; they are not allowed in the Fraivolti Room.

10. General disclaimer

We accept no responsibility for the loss of or damage to guests’ personal belongings, however caused, nor for matters beyond our reasonable control, including interruptions in the supply of essential services (water, electricity).

11. Applicable law

These terms are governed by Italian law.
