TERMS & CONDITIONS

1. Acceptance of Terms

By confirming a booking, the Lead Guest acknowledges and accepts these Terms and Conditions on behalf of all persons occupying the property. This agreement becomes legally binding upon confirmation of the reservation.


2. Tariffs and Pricing

  • Prices: All published rates are in Euros (€) and cover the specified rental period.
  • Inclusions: The price includes utilities (electricity, gas, water), initial linen supply (bed linen, one set of towels per person), and access to common property areas.
  • Exclusions: The price does not include the Venice City Tax (payable upon arrival) or any charges for damages, loss, or excessive cleaning required after departure.
  • Price Guarantee: While we reserve the right to modify prices without notice, the confirmed price at the time of booking is guaranteed and will not change.


3. Reservation and Details

  • Booking Method: Use the online booking form on www.fraivolti.it.
  • Guest Details: You must provide accurate details, including a reliable telephone number, email address, stay dates, and the exact number of guests.
  • Inquiries: Direct all pre-booking inquiries to info@fraivolti.it.


4. Cancellation and Refunds

  • Free Cancellation: Reservations may be cancelled without penalty up to 1 day (24 hours) prior to the scheduled arrival date. Advance payments will be fully refunded.
  • Penalties: For cancellations received less than 24 hours prior to arrival, or in case of a No-Show, the Guest will be charged the full cost of the entire stay.
  • Early Departure: In the event the Guest chooses to depart before the confirmed check-out date, the total amount agreed for the full original stay will be retained.
  • Formal Notice: All cancellation or modification requests must be submitted in writing to info@fraivolti.it and must be formally confirmed by the Owner to be effective.


5. Unavailability of the Property

In the unlikely event that the booked accommodation becomes unavailable due to unforeseen circumstances, the Owner will offer one of the following:

  1. Alternative accommodation of a comparable standard and location.
  2. A full refund of all payments made to date.

Any liability for compensation is strictly limited to the total amount of money received by us from the Guest.


6. Arrival, Registration, and Check-in

  • Pre-Arrival Notice: Guests must inform the Owner of their estimated time of arrival at least 24 hours in advance.
  • Check-in: Check-in is available from 3:00 p.m.
  • Guest Registration: Upon arrival, all guests must present a valid passport or ID card for mandatory registration in compliance with Italian Public Safety regulations. Admission may be refused to guests who fail to present valid identification.
  • City Tax: The local Venice City Tax must be paid upon arrival.
  • Payment Methods: We accept cash, credit cards (Visa, MasterCard, American Express, Bancomat/PagoBancomat) and PayPal.


7. Check-out and Property Condition

  • Check-out: Check-out is strictly at 10:00 a.m., unless otherwise agreed in writing.
  • Property Condition: The Guest must ensure the property is left in the same clean and undamaged condition as found upon arrival.


8. Damages and Liability

  • Damages Liability: The Guest is responsible for any and all damage to the property, furniture, fittings, and contents.
  • Reimbursement: Any breakages or damage must be reported immediately to the Owner. The Guest agrees to fully reimburse the Owner for repair or replacement costs prior to departure.
  • Staining Policy: Sun cream, fake tan, makeup, and hair dye can permanently damage linen and towels. If stains cannot be removed, the Guest will be charged for the replacement cost of these items.


9. Rules of Conduct

  • Maximum Occupancy: The total number of people occupying the property cannot exceed the maximum capacity stated in the booking confirmation. Violation of this rule gives the Owner the right to ask the excess visitors to leave immediately.
  • Smoking: Smoking is strictly forbidden inside the apartment or room. Violations will incur a penalty fee and the cost of deep cleaning.
  • Noise Restrictions: Guests must maintain good neighbourly conduct. Noise must be kept to a minimum between 10:00 p.m. and 8:00 a.m., and between 1:00 p.m. and 3:00 p.m. Parents are responsible for ensuring children do not disturb neighbours.
  • Waste Disposal: Guests are required to adhere to the local separate waste collection (recycling) rules. Instructions will be provided.
  • Pets Policy: Pets are not permitted in the Fraivolti Room. A small pet is allowed in the Fraivolti Apartment only upon written request and confirmation from the Owner.


10. General Disclaimer

  • We accept no responsibility or liability for the loss of or damage to any guest's personal belongings, however caused. We are also not liable for any matters outside our reasonable control, including but not limited to interruptions in the supply of essential services (water, electricity).
