CANCELLATION POLICY

1. Standard Cancellation Terms

Cancellations received up to 24 hours prior to your scheduled arrival time are eligible for a 100% refund of the full booking amount.

If a cancellation is made less than 24 hours before arrival, or in the event of a No-Show (failure to arrive without notification), the full booking amount will be charged and is non-refundable.

Please note that if you choose to depart earlier than your confirmed check-out date, the remaining balance for the entire reserved stay will be retained.


2. Refund Processing

If you are eligible for a refund, the amount will be processed immediately upon confirmation of the cancellation. The time required for the funds to reappear in your account depends on your bank or payment provider.


3. How to Cancel or Modify

All requests for cancellation or modification must be submitted in writing via email to:

Please ensure you receive a formal confirmation from the Owner acknowledging the change; otherwise, the original booking terms remain valid.


4. Special Circumstances

  • Owner Cancellation: In the extremely rare event that we are forced to cancel your booking (due to unforeseen property unavailability), you will receive a 100% refund. Our liability for compensation is limited to the amount paid to us.
  • Force Majeure: No refunds will be granted for cancellations or early departures due to factors outside our reasonable control, including but not limited to travel disruptions, severe weather events (e.g., fog, "acqua alta" - high tide), or personal emergencies.
